The Hamptons in Big Ambitions 1.0

Coastal luxury for empires that already print — not a second Garment District.

The Hamptons Guide

The Hamptons is the seventh neighborhood added with Big Ambitions 1.0 on 28 August 2026. It is mostly residential mansions, a small luxury retail strip, and lifestyle toys: Halcyon Fairway golf, A Racket of Love tennis, Brick Breaker on home PCs, plus Speedy Bites and the Onyx private driver that make the long coastal trip tolerable. This page is the late-game map guide. For apartments and hunger bars in general, keep housing open. For the launch changelog, use version 1.0.

Single-player: nobody else pays your Hamptons mortgage. Uncle Fred and golf-nemesis Richard already live here. Special rivals may too unless you forced them out of the city earlier.

What makes The Hamptons different

It does not play like Midtown or Garment District. Expect lower foot traffic, much higher spending power, and punishing real-estate prices. Luxury retail and premium services can work; copy-pasting a busy Hell’s Kitchen gift layout usually fails because every square meter costs more and customers arrive fewer but richer.

Treat the district as a high-margin, high-investment endgame, not a place to “catch up” after a bad loan week. The 1.0 banking pass also wants stronger proven income before big paper — see banking.

How to unlock and reach it

You need the 1.0 full release build. Older experimental branches may miss map links. Update Steam fully before you plan a mansion.

Getting there without a plan strands players. Taxi behaviour inside The Hamptons is not the same as dense Manhattan loops. Two sane options:

  1. Drive yourself in a reliable vehicle along the coastal route. Own the car before the trip if you will haul goods or staff.
  2. Use Onyx Luxury Chauffeurs: park a car (or the Onyx limo) in their garage, summon a private driver, and stop burning sessions on highway time. Deep dive: vehicles.

Do not jog the highway because you forgot transport. It is funny once.

What to do there besides flex

  • Buy or tour mansions when the empire already prints. Community listings for large lots have sat from the high tens of millions into the eighties; your realtor UI is canon.
  • Scout the luxury retail strip with Market Insider the same way you rank any block — neighborhoods.
  • Play Halcyon Fairway and tennis when happiness needs a valve; they are not SKU printers.
  • Use Brick Breaker on mansion PCs as a silly break from Econoview.
  • Order Speedy Bites so hunger does not erase a site visit — housing.

HQ pricing managers matter more once you run premium markups across a rich strip. Skilled staff can suggest neighborhood-wide prices so you are not hand-editing every SKU after each commute. Pair with headquarters.

Economy notes that hit Hamptons players

Energy drains faster when hunger or happiness is low in 1.0. Eat twice a day; keep happiness off the floor. Exporting huge volumes of one good can soften that item’s import index for the week — importing and warehouses still decide whether a luxury chain stays stocked.

Do not finance the mansion with a loan that needs the mansion to exist. Build daily income in established districts first: gifts, liquor, jewelry, staffed retail, then warehouses, then HQ. The make money page remains the boss fight; The Hamptons is the credits sequence you can walk around in.

Preparation checklist

  1. Several automated shops printing without you on the till.
  2. Warehouse and delivery loop that does not need daily babysitting.
  3. Cash buffer for property plus operating costs — not only the sticker price.
  4. A vehicle or Onyx contract before the first coastal drive.
  5. Comfort with HQ pricing and tax week ownership math.
  6. Only then sign a Hamptons lease or deed.

When to stay away

If loans are keeping the lights on, shelves empty themselves, or you still learn demand on A1 rooms, stay in the city. A coastal address will not fix a 15-customer shop. Rank business types on the tier list and staff from employees before you chase a gated dock.

For Broadway entertainment money that is also “late game but urban,” see cinemas and theaters. For office formats that skip coastal logistics, see office businesses.

FAQ

Frequently Asked Questions

Quick answers to the most common questions.

How do I unlock The Hamptons in Big Ambitions?

Play the 1.0 full release, then travel by personal vehicle or Onyx private driver. There is no separate DLC gate — preparation is economic, not a quest key.

Should new players go to The Hamptons?

No. Build staffed retail and a warehouse first. The district is a late-game reward with expensive lots and lower traffic.

What is Onyx Luxury Chauffeurs?

The 1.0 private driver service. Garage a car, summon a ride, and skip manual coastal driving. Details on vehicles.

Is Hamptons retail better than Midtown?

Different: fewer shoppers, higher spend. Rank the strip on Market Insider; do not assume luxury equals easy profit.
